A property condition report or PCR is a comprehensive and detailed inspection and report on the overall condition of a rental property and its fixtures and fittings. This is required by law to be undertaken prior to any new tenant moving in. It is required to be done each time before any new tenancy. This report is used as a point of reference and comparison for the exit or final bond inspection when the tenant moves out.
Routine inspections are usually carried out on tenanted properties up to four times a year in order to provide a regular report on the general condition and upkeep of the property during the term of the rental agreement.

A final bond inspection is conducted at the end of a tenancy after it’s vacated and this inspection compares the then condition of the property to when it was first occupied by that tenant. This is required to ensure that the property is returned in the same condition fair wear and tear excepted.
